APT Apartment District image/svg+xml

The purpose of this district is to provide for two-family and multifamily development at high and high-medium densities. In the case of apartment development, regulations are designed to require large site and moderate lot coverage development, to accommodate substantial population without placing an excessive burden on municipal services and to provide effective buffer and screening requirements to protect abutting single-family developments from multifamily developments at higher densities.

C-1 Neighborhood Commercial District image/svg+xml

The purpose of this district is to provide retail, service and other commercial facilities for local residents and those of neighboring communities in areas generally located at major roadways. Standards are provided to allow for both freestanding and attached structure development.

C-2 Highway Commercial District image/svg+xml

The purpose of this district is to provide for and regulate commercial facilities, which are related or require the use of an automobile. These uses ordinarily require location on major roadways and serve both local and transient customers. Provisions are included to allow both freestanding and attached commercial development.

IC Industrial Commercial District image/svg+xml

The purpose of this district is to provide for modern, nonnuisance commercial and industrial uses with the further intent of encouraging large site commercial/industrial development. Standards are included to assure appropriate buffers and landscaped areas and to thereby protect adjacent residential areas. It is also intended that the uses in this district be limited to those that create no significant impacts on nearby establishments and nearby residential uses.

IND Industrial District image/svg+xml

The purpose of this district is to allow a variety of industrial uses as a matter of right and larger-scale more-intense industrial uses by special exception. Special development regulations relating to buffering, screening and landscaping are included to minimize the environmental impact of industrial establishments on adjacent neighborhoods and to assure sound development and appearance within the Industrial District.

MH Mobile Home District image/svg+xml

The purpose of this district is to provide regulations for mobile homes on individual lots and mobile home parks at a medium density. In the case of mobile home parks, regulations are designed to assure good site development, a more efficient use of land and to offer further opportunity for affordable housing.

PRC Planned Retirement Community District image/svg+xml

The PRC Planned Retirement Community District is intended to provide for a planned, high-density, multifamily residential community designed specifically for senior citizens. Although the community may include health, nursing care, dining, recreational and social facilities for the residents, as well as administrative offices for the community, the character of the community is to be residential.

PRD Planned Residential Development District image/svg+xml

The Planned Residential Development (PRD) District is designed for the following purposes:

A. To encourage innovation in residential development so that the growing demand for housing may be met by greater variety in type, design and layout of dwellings and by the conservation and more efficient use of open space ancillary to said dwellings.
B. To encourage more efficient allocation and maintenance of open space for conservation and active and passive recreation.
C. To provide greater opportunities for better housing and recreation for all who are or will be residents of the Township.
D. To encourage a more efficient use of land and public services and to reflect changes in the technology of land development so that the economies so secured may inure to the benefit of those who require housing.
E. To encourage sensitive land development which will respect and conserve such natural features and resources of the land as flood hazard and flood-prone areas, important farmlands, steep and very steep slopes, watercourses and water bodies, groundwater and aquifer recharge areas, forested areas, terrestrial and aquatic wildlife habitats, historic and cultural sites, visual resources and other features of importance to the vitality of natural and cultural resources.
F. To provide a procedure which can relate the type, design and layout of residential development to the particular site and to the particular demand for housing existing at the time of development in a manner consistent with the preservation of the property values within existing residential areas and to assure that the increased flexibility of regulations over land development established hereby is carried out pursuant to sound, expeditious and fair administrative standards and procedures.

R-1 Low Density Residential District image/svg+xml

The purposes of this district are to provide for continued low density, suburban-style single-family residential development; to preserve existing low-density development and open space; and to provide for and regulate certain uses permitted by special exception.

R-2 Medium Density Residential District image/svg+xml

The purposes of this district are to provide for continued medium density, suburban-type single-family residential development to preserve existing medium-density development and open space; and to provide for and regulate certain uses permitted by special exception.

R-3 High Density Residential District image/svg+xml

The purposes of this district are to provide for continued high-density, single-family residential development; to preserve existing single-family development; and to provide for and regulate certain uses permitted by special exception.

TH Townhouse District image/svg+xml

The purpose of this district is to provide for townhouse development at a medium density on sites with a minimum required tract area in selected locations of the Township, subject to compliance with the development requirements noted in this article. Townhouse development may take place on a fee simple or condominium basis.

TLC Township Line Commercial District image/svg+xml

A. The purpose of the Township Line Commercial District is to:
(1) Provide regulations to ensure compatibility of commercial, industrial, and surrounding residential uses in a unified planned arrangement;
(2) Provide opportunities for interconnection of vehicular and pedestrian traffic between parcels containing similar uses;
(3) Provide vehicular circulation patterns respectful of residential uses while providing access to I-95;
(4) Provide opportunities for vehicular-oriented commercial uses along existing roadways;
(5) Provide appropriate landscape buffer regulations to provide adequate screening from residential, commercial, and industrial uses;
(6) Provide safe pedestrian connections by implementing streetscape standards for existing and proposed roadways;
(7) Provide consistent design and development standards for a variety of uses; and
(8) Encourage commercial, manufacturing, and industrial uses to facilitate job creation.
B. The Township Line Commercial District shall include lands generally surrounding the MH Mobile Home District, bounded by Keystone Road to the east, Interstate-95 to the north, Market Street to the west, and Township Line Road and Laughead Avenue to the south, as identified on the Upper Chichester Township Zoning Map.
 
ORDINANCE NO. 747. was adopted on 5/28/2021. This ordinance repeals Article XV pertaining to the CCRC District and replaces is with Article XV Township Line Commercial District.
